The project comprised the complete fit-out of a luxury Maison Francis Kurkdjian retail boutique at Jimi Mall, Al Ain, encompassing civil, architectural, MEP, and specialist retail installation works from shell condition through to operational handover. The scope included the preparation of all architectural, civil, structural, and MEP shop drawings, as-built documentation, coordination drawings, and the management of all statutory approvals, including Landlord, Al Ain Municipality, Civil Defence, Abu Dhabi Distribution Company (ADDC), Hassantuk, and completion certification requirements. Comprehensive project management, engineering coordination, quality assurance, health & safety compliance, insurance, site protection, housekeeping, snagging, and defect liability services were provided throughout the project lifecycle.
Civil and architectural works included floor screeding, installation of premium natural stone flooring, bespoke solid light oak parquet flooring in both horizontal and custom geometric patterns, brass transition and threshold strips, gypsum wall linings and fire-rated partitions, construction of full-height feature walls, and fabrication of a fire-rated entrance portal with integrated architectural framing. Ceiling works comprised fire-rated gypsum ceilings, bespoke light coves, curved bulkheads, structural reinforcements for decorative lighting fixtures, maintenance catwalk systems, and installation-ready ceiling finishes to support the luxury retail design concept.
Interior finishing works included high-quality paint applications, premium wall and ceiling finishes, decorative feature elements, and installation support for specialist brass cladding, luxury joinery interfaces, and bespoke architectural detailing. The fit-out was executed to luxury retail standards with meticulous attention to alignment, finish quality, lighting integration, and material transitions throughout the customer-facing areas.
The Mechanical, Electrical, and Plumbing (MEP) scope included complete HVAC installation with chilled water fan coil units, insulated ductwork, chilled water piping, condensate drainage systems, air balancing, control systems, and testing and commissioning. Electrical works comprised new distribution boards, power distribution, containment systems, lighting circuits, architectural lighting, LED strip lighting, emergency lighting, exit signage, small power installations, dedicated power supplies for bespoke furniture and display lighting, IT infrastructure provisions, data and CCTV containment, low-current systems, and BMS integration interfaces.
Life safety systems included complete fire alarm installation incorporating detectors, manual call points, sounders, fire alarm control panels, system interfaces with HVAC and sprinkler systems, emergency lighting, Civil Defence testing, commissioning, certification, and integration with Hassantuk monitoring requirements. Specialist systems included installation and commissioning of a premium Bose background music system, audio amplification, media player integration, volume control systems, and a cloud-based people counting system for customer analytics.
The completed works transformed the retail shell into a fully operational luxury perfume boutique featuring premium architectural finishes, integrated building services, advanced life safety systems, intelligent lighting, luxury display environments, and coordinated specialist retail technologies, all executed in accordance with luxury brand standards and local authority regulations.
